Estimated fire damage in the office complex in Skanstes district

In the local fire in the basement of the “Elemental Business Center” office rental complex on Sunday, May 5, mainly cosmetic damage occurred, which did not prevent the tenants of the offices and premises from using them after the holidays, inform the representatives of the developer of the complex SIA “Kapitel”.

On Sunday, there was a localized fire accident in the basement of the “Elemental Business Centre” – the wiring in the cable ladder of the underground parking caught fire.

Considering that the latest technologies in construction materials and safety systems were used in the construction of the office complex, the fire detection and alarm system was activated from the first signs of smoke, and the sprinkler system was activated, as a result of which the fire burned with an open flame for less than a minute.

As a result of the melting of the decorative elements and pipe linings, strong fumes appeared, explains the sales manager of “Elemental Business Centre” Imants Krēsliņš.

He adds that the fire was quickly localized, so the damage occurred only in the underground parking lot, which is classified as cosmetic.

Two different certified construction specialists have conducted a building survey, as a result of which it was concluded that the fire had no effect on the building’s supporting structures, the building and its structures are safe and the operation of the building is permissible.

“Elemental Business Centre” consists of two interconnected office buildings. The “Elemental Green” building was opened first and is currently the most actively occupied, while the “Physiocenter” was the first to open its doors in the “Elemental Blue” building, where the newly opened “Spaces Elemental” is located.

The complex of office buildings is also inhabited by such tenants as the companies of the Swedish financial holding company “Marginalen AB” group “GelvoraSergel”, “Aizdevums.lv” and the international information technology services company “Arvato Systems”, “CV Market”, “Primend”, “Kapitel”. , “Dyninno Group” and “Rimi”.

The total investment in “Elemental Business Center” amounts to more than 60 million euros. The construction works of the project were carried out by SIA “Merks”, but its developer is “Kapitel”. Building construction began in September 2021.

“Kapitel” is a Baltic real estate company that develops and manages shopping centers, hotels and office buildings. The real estate portfolio of the group includes more than 244,000 square meters of rental premises.

The company owns four office buildings – “Delta Plaza” and “Sõpruse Ärimaja” in Tallinn, “Narbuto 5” in Vilnius and “IP Pavlova 5” in Prague, as well as four shopping centers – “Spice” and “Spice Home” in Riga, “Panorama” in Vilnius and “Viru Keskus” in Tallinn.

The company also owns “Nordic Hotel Forum” (managed by “Nordic Hotels”), which is a co-owner of the hotel “Tallink City” managed by “Tallink Hotels”. The company also owns 50% of the shares of the Estonian “Nordassets”, which owns two logistics centers near the Tallinn Ring Road.
