The people of Latvia have a growing interest in the termination of forced divided property and the creation of a single property. This could be observed at the Day of Bailiffs held on March 27, which this year was dedicated to the termination of forced shared ownership in privatized apartment buildings.

Throughout the day, sworn bailiffs answered questions of interest to residents, such as how many apartment owners must vote in order to make a decision on the use of the right of expropriation, what payments must be made, what is the competence of a sworn bailiff in the process of ending shared property, etc. etc. In total, more than 200 citizens’ questions were answered during the Day of Bailiffs.

Chairwoman of the Latvian Bailiffs’ Council Yvette Kruk: “So far, 45 cases of forced termination of shared property have been initiated in the records of sworn bailiffs, which may initially seem like a small number, however, the high interest of citizens and the large number of calls on the Day of Bailiffs showed that the number of such cases will definitely continue to increase. It can be observed that with the entry into force of the Law on Termination of Compulsory Shared Property in Privatized Apartment Buildings, the question of how it is possible to create a single real estate instead of shared property is becoming more and more relevant for residents.”

According to the data of the State Land Service, there are still more than 3.6 thousand multi-apartment houses in forcibly divided ownership in Latvia, which are located on 7354 land units owned by other persons. These apartment buildings have a total of almost 111 thousand apartments.

As part of the Bailiffs’ Day, residents also consulted on other issues related to debt collection, for example, the amount of money to be kept, applicable means of enforcement, the procedure for calculating the costs of execution of judgments, collection of alimony.

Days of Bailiffs is an initiative started by the Council of Bailiffs of Latvia in 2016. Their goal is to provide more information about the work of bailiffs in Latvia and to give people the opportunity to receive free legal advice on debt repayment issues.

Bailiffs are state officials whose duty it is to enforce court judgments in the interests of the offended party, the state and society. It is the duty of the Council of Latvian Bailiffs to take care of the professionalism of industry representatives and publicly represent their opinion.
